Use this guide seasonally, and take photos of anything you want to keep an eye on or review with a professional.

 

Year-Round Essentials

These items should be checked consistently regardless of season.

Moisture & Airflow

  • Keep all exterior and interior air vents (intake/exhaust) free of debris, snow, or vegetation.
  • Clean or replace range hood filters monthly.
  • Monitor humidity: keep indoor RH between 35–55% to prevent mold and condensation.
  • Inspect for signs of moisture on basement walls or floors, especially after heavy rain.

Safety Checks

  • Test smoke alarms, CO detectors, and change batteries annually.
  • Test GFCI electrical outlets monthly.
  • Inspect for tripping hazards or loose railings.
  • Make sure electrical outlets have child-safety plugs if needed.

Foundation & Waterproofing Awareness

  • Walk your basement regularly:
    • Look for new cracks.
    • Touch walls/floors for dampness.
    • Smell for musty odours.
  • Check the sump pump pit for debris and pump operation.

 

 FALL MAINTENANCE (Prep for Harsh Weather)

Fall is the most important season for homes in Ontario. Cold, snow, and moisture can expose weaknesses in foundations, drains, and concrete structures.

Heating & HVAC

  • Service furnace or heating system (annually for oil, every 2 years for gas).
  • Clean furnace blower, replace filters, and confirm heat output.
  • Ensure HRV units are clean and drains are functioning.

Waterproofing & Drainage

  • Clean gutters and downspouts; confirm water flows away from the foundation.
  • Check grading around your home; correct areas that slope inward.
  • Inspect basement walls for new or growing cracks.
  • Check sump pump operation before heavy rain or thaw events.

Exterior & Structural

  • Remove window insect screens to reduce winter condensation.
  • Inspect and repair weather-stripping on windows and doors.
  • Verify garage-to-house door closes and seals properly (fire + air barrier).
  • Clean chimney or vent stacks and remove nests or blockages.

Outdoor Systems

  • Drain and store hoses; shut off exterior faucets unless frost-free.
  • Cover A/C units and shut off exterior power.
  • Store outdoor furniture and winterize landscaping.

 

WINTER MAINTENANCE (Monitor Moisture & Safety)

Winter puts the most stress on foundations, drainage, and building envelopes due to temperature swings and indoor humidity.

Moisture Control

  • Check for window condensation—too much moisture = ventilation issues.
  • Look in attic for frost buildup, staining, or insufficient ventilation.
  • Ensure dryer vents, furnace exhausts, and HRV vents are clear of ice/snow.

Mechanical & Plumbing

  • Replace furnace filters monthly.
  • Clean humidifier 2–3 times this season.
  • Drain 1–2 litres from the hot water tank to reduce sediment.
  • Run water in rarely-used fixtures to maintain traps.

Sump Pump & Basement Safety

  • Confirm sump pump pit isn’t frozen and discharge line is clear.
  • Check basement for dampness or leaks during mid-winter thaws.

Safety

  • Inspect fire extinguishers and fire escape routes.
  • Vacuum detectors to remove dust/spiderwebs.

 

 SPRING MAINTENANCE (Inspect for Winter Damage)

Spring is the time homeowners discover foundation problems. Freeze–thaw cycles expose cracks, leaks, and drainage failures.

Foundation & Waterproofing

  • Inspect foundation walls inside and outside for cracks or seepage.
  • Test sump pump before the spring melt—ensure backup systems are ready.
  • Confirm downspouts are connected and extend at least 6 ft away.
  • Clear debris from drainage ditches, window wells, and around the house.

HVAC & Plumbing

  • Shut down and clean furnace humidifier.
  • Turn on A/C power and test systems.
  • Test hot water tank TPR valve (carefully).
  • Check dehumidifiers and ensure they’re draining properly.

Exterior

  • Clean windows/screens and reinstall screens.
  • Open outdoor faucets (after frost risk).
  • Check siding, caulking, and exterior penetrations for gaps.
  • Re-level steps or deck areas shifted by frost.
  • Inspect chimneys, rooflines, and flashing for winter damage.

 

 SUMMER MAINTENANCE (Monitor Humidity & Exterior Conditions)

Summer is ideal for repairs and preventative waterproofing.

Basement Health

  • Keep basement humidity under 60% using a dehumidifier.
  • Inspect cold water pipes for sweating—insulate if needed.
  • Check floor drain water trap and top it up if dry.

Ventilation & Safety

  • Clean dryer duct thoroughly.
  • Vacuum bathroom fans.
  • Test garage door auto-reverse safety mechanism.

Exterior & Structure

  • Inspect roof from the ground for missing shingles or sagging.
  • Look for cracks in driveway, walkways, or exterior concrete.
  • Remove vegetation touching siding or brick.
  • Repaint exterior wood trim as needed.
  • Check caulking around windows, doors, vents, and service penetrations.

General Upkeep

  • Lubricate door hinges and hardware.
